Our services are designed to give flexibility in every way possible.

We realise that every property owner has their own ideas about how their property should be hired out and maintained. We also know that every owner wants to get the most out of their property whilst keeping their expenses as low as possible.

That is why we have split our services down giving the owner exactly what they want - but only what they want.

For example:-

If the owner lives locally to the property they may want to have a 'hands on' approach to renting, doing the cleaning, handovers and maintenance themselves. They do, however, need to advertise their property as widely as possible and do the booking administration.

In this case perhaps the only service they require from us is use of the website.

With Almería Sol, owners can choose the services they require us to perform, and, of course, keep their costs to a minimum.

The Website

The website is the backbone of our services. It is a place for owners to advertise their properties on a global scale and allows potential clients to search availability, cost their rental and even book on-line.

Full pictorial and textual descriptions of each property will be on-line, together with descriptions of the area, things to do, etc.

Even within the website you have options:-

• Choose how you wish to cost your rentals - you can have fixed rates, fixed rates depending on seasons, rates depending on occupancy, extras such as welcome packs etc., - you name it the website can handle it.
• Choose your own rules regarding deposits, balance payments, terms and conditions of hire etc.
• Choose how you acknowledge and administer your bookings. With booking on-line, e-mails are automatically sent to the client, the owner and (optionally) ourselves. Full details of bookings and monies paid are included.
• Choose how you collect your payments - this can be directly to your own PayPal account (if you don't have one then setting one up is easy and we will provide assistance) with no intervention from us or we can collect payments on your behalf and pass on to you at regular intervals.

All bookings complete with full details are available on-line in order that the client (with password control) and owner can view all bookings by property. This also means that reports can be prepared showing all details necessary for managing your property rental.

Our charges for full use of the website are only €100 per annum with all the services mentioned in this section available to you.

Property Management

Here again, flexibility is our watchword. You can choose exactly the services you require and have us carry them out either on a regular or had-hoc basis.

Although the website can easily cover the whole world, we are only human and can only cover a limited geographical area. As the name of this website suggests we are based in Almería in the South East corner of Spain. All of our services, therefore, which require a physical presence can only be offered in this area. Indeed, we must even limit ourselves to the North of the Province in an area bounded roughly by Águilas to the north, Carboneras to the south and approximately 50km inland.

Keyholding - We will hold sets of keys to your property and make them available to guests, tradesmen and owners as required.

Cleaning - We will clean and prepare your property for visitors and during changeovers.

Laundry - We will wash and iron bed linen and hold spare sets of these for changeovers.

Meeting Guests - We will meet your guests, hand-over keys, explain workings of electrical appliance etc.

Inventory - We will do inventory checks before guests arrive and on their departure and take care of any damage deposits etc.

In short - everything you would expect from any property management company is available to you - but only pay for it if you need it.
